In principle, everything was fine for many years. I had an apartment in Anapa, and during the season it brought in a good income, even taking into account the deductions of the commission to the authorized person.
But last year the season did not go well (our fellow citizens began to travel more over the hill than to Russian resorts). In addition, one of the families of vacationers managed to break furniture and equipment in the apartment. And in fact, I could not present anything.
I.e income moved from apartment to costs.
So I decided sell this apartment in a resort town while in Moscow.
Fortunately, at the time of my decision, it has already entered into force law on the sale of real estate remotely. There were, of course, frightening articles on the Internet that someone woke up and found out that he was not the owner of the apartment, although he did not sell anything)
I was lucky that in Anapa I had an acquaintance of a realtor working in an official real estate agency.
What steps have been taken:
1. Concluded contract with the agency (via e-mail) that the realtor is showing my apartment to buyers, placing ads on the relevant sites. Plus, a banner for the sale was placed on the window of the apartment.
2. The agency was fully engaged in preparation documents: the necessary extracts, certificates of absence of debt, clarification of the layout, all this was done without my special participation.
3. After the buyer was found, the preliminary purchase and sale agreement (also, remotely). I must say that buyers made out deal by mortgage, so they had their own nuances.
4. Further, all documents were transferred to Sberbank for checks.
The check took only a couple of days. All this time the realtor was in correspondence with me and with the buyer in the messenger.
5. There were agreed day and time at which I had to come to the bank.
6. Deal was carried out completely by correspondence in e-mail. There were no Skype sessions or video calls (which many people write about).
The entire registration procedure took no more than 40 minutes. The money was credited to the account within 24 hours.
I believe that this form of buying and selling is very convenient.
